Meet The Monica Pottorff Group
 Monica Pottorff Team Leader Monica Pottorff is a native Texan who has spent most of her life in Austin, San Antonio & Dallas. She currently lives in Austin where she sells luxury real estate with Capital City Sotheby's International Realty. Finding her passion was a very colorful and interesting journey, but she´s joyfully been able to use all the experiences she´s had in the past and apply them to her real estate career. As one of the top agents in the Sotheby's office, Monica prides herself in providing her clients with a top-notch real estate experience. Monica truly enjoys helping people to realize their dreams, as well as helping them through the major transition that accompanies selling, buying and moving. No two clients are the same, no two listings are the same and no two deals are the same. Each has its own characteristics and challenges. However, it is particularly through overcoming and enjoying these challenges that Monica has learned the lessons that enable her to continually improve her quality of service. Prior to selling real estate, she was a Regional Vice President of Sales for a high-tech/telecommunications company providing multi-function equipment to large carriers across the nation. The years she spent in high-tech were fruitful, and although she calls herself a "closet" engineer, the extensive travel that was required in her high-tech years became impossible once she started a family. After dragging her nanny and newborn baby on 38 business trips the first 11 months of her baby´s life, she finally left behind the years of red-eye flights to Alaska, California, Oregon, Illinois, Georgia, and all the states in between and found her calling in real estate. Her early years in San Antonio were spent honing her fine arts skills including many forms of dance, piano, voice and acting, and she performed in many theatrical productions and musicals. After obtaining a Bachelor of Arts degree at the University of Texas, Monica moved to Dallas for more modeling and acting and to attend North Texas State graduate school where she studied Journalism Broadcasting. She reported and sometimes anchored for a local television station while continuing to work on television via commercials and a couple of talk shows. She soon landed an international spokesmodel contract that required extensive travel around the world for the next couple of years. Work locales included the Cannes Film Festivals, the Monte Carlo Grand Prix, celebrity golf tournaments around the world, and tropical island film locations. At this point she lived in Los Angeles where she was also working on her acting career. Things went well for a while in Los Angeles, but the inconsistency of modeling and acting didn´t fulfill her as she had hoped. Some visits back to Austin, the greatest city in the world, to see some friends continually tempted her to get back to her old roots. She soon met her husband, Michael, and they now have a son named Mikade. They own a chain of restaurants called Iron Cactus, as well as Carlos´n Charlie´s on Lake Travis in Austin. Last, but not least, Monica cherishes the time she spends on philanthropic activities in the Austin community. In 2003 she founded and chaired the first annual Luau on the Lake benefiting Any Baby Can, and the annual event is growing larger every year. Their mission is to improve the lives of families with children in need. The Austin Children´s Shelter is another favorite cause she supports. She is also a member of the Austin Board of Realtors, Texas Association of Realtors, National Association of Realtors, the Multiple Listing Service, Graduate Realtors Institute, Junior League of Austin, Ballet Austin Guild, and Lake Travis United Methodist church. Other real estate accreditations include ABR, Accredited Buyer's Representative, and ePRO, (certification for Internet professionalism). She was recently a nominee for the "Citizen of the Year" award in Lake Travis. In her "spare" time, she enjoys traveling the world with her family, reading, playing the piano, working out, and continually educating herself.

 Brad Fulks Buyers Specialist Brad grew up in Fredericksburg, Texas and attended college at Southwest Texas State University in San Marcos, Texas. While at college, he received a Bachelor of Science in education and received All-American honors in football. After college, he moved to Fort Worth, Texas and began a career in Corporate Security where he provided personal protection for the Bass brothers and their families. While at Bass Enterprises, he was able to travel around the world while working closely with secre service, police, and foreign security companies. He is happy to have returned to the beautiful Austin area in 2003. Brad is enjoying the exciting and challenging career of real estate where he helps his clients with all of their real estate needs. Brad is married to his wife Sandra and they have three lovely children, Brooke, Ryan, and Kamryn.

 Cindy Keathley Executive Assistant/Closing Coordinator Cindy Keathley, a true Texan, grew up in Brenham, Texas and moved to Austin in 1998 from Houston, Texas. Before moving to Austin, Cindy began her career in real estate working in commercial property management and Commercial Real Estate Associates in Houston, Texas. She received her real estate license in 2001 and worked as a member of the Keller Williams family. She's proud to be working at Capital City Sotheby's International Realty. She brings with her great organizational skills, a solid knowledge of the real estate industry and a commitment to raving fan customer service. Cindy has two beautiful daughters, Aubree and Ashley. Tax Considerations >Tax Implications of Selling Your House
Most of my clients profit from selling their homes, and they often have questions about capital gains tax.
When you sell your primary residence, you are not taxed on your profit if (1) you have lived in the home for two out of the last five years and (2) your gain does not exceed $250,000 as a single taxpayer or $500,000 as a married couple filing jointly. Gains above these limits are taxed at the current rate of 15% for higher income taxpayers and 5% for lower income taxpayers. In 2008 the 15% rate will continue for higher income taxpayers; while the 5% lower income rate will drop to 0% for the 2008 tax year only. On January 1, 2009, the long-term capital gains tax rates will once again be 15% and 5% through 2010.
Homeowners can use this tax-free provision every two years. As set forth in the American Job Creation Act of 2004, properties converted from a 1031 exchange property into a primary residence must be held and used as a primary residence for at least five years to qualify for the tax exemption.
